Residents Begin Entering West Loop Through The Gateway

We’ve been watching rooftop construction at the new Gateway West Loop (11 South Green Street) with great interest for the last couple weeks. Normally, roofs don’t catch the eye, especially in an unfinished state. But from high atop our West Loop bureau, we’ve been able to observe first-hand as Gateway’s amenities floor takes shape.

Curious, we wandered across the Kennedy Expressway for a closer look. Don’t let the rooftop work fool you (like it fooled us); despite ongoing efforts to put the finishing touches on this new rental building, furniture on balconies informed us folks are already living in the 17-floor tower.

That was confirmed when we met with Tracy Peacock of Lennar Multifamily Communities. Lennar is not only the developer at Gateway West Loop, it’s also the apartment manager. Tracy tells us the Antunovich Associates-designed apartments opened in July, and are now 33% leased, and 15% occupied. Which explains all that furniture on the balconies.

Now, about that pool. It’s natural to be excited when you see a swimming pool filled with water its first time. But cement ponds can have other things in them too, you know. Namely, lights. Pretty, ever-changing lights. Along side a fire pit and grill area, to boot. And it will all be ready for residents to enjoy the first week of September. That gives us here at the Chicago Architecture Blog about 2 weeks to install a zipline over the Kennedy.

You won’t need it anymore to fill the pool, but here’s a firehose of info for you:

• 17 floors: 1 retail, 3 parking, 12 apartments, 1 amenities
• 167 dwelling units: studio/convertibles, one- and two-bedrooms
• 95 parking spaces
• 4,500 square feet of ground-floor retail space. Orange Theory has committed to 3,000 sq ft. while 1,500 sq ft remains for a second tenant
• 3,300-square-foot outdoor rooftop deck with pool, fire pit, and barbecue area
• 3,200 square feet of green rooftop above amenities space
